KBRA Affirms All Ratings for FREMF 2023-K159

KBRA affirms all of its outstanding ratings for FREMF 2023-K159, a $1.1 billion CMBS multi-borrower transaction. All loans were originated in conjunction with the Federal Home Loan Mortgage Corporation’s (Freddie Mac) K-Deal program. The affirmations follow a surveillance review of the transaction, which has exhibited stable pool performance since securitization.
As of the August 2026 remittance period, none of the loans are specially serviced or delinquent. However, six loans (20.6% of the pool) have been identified as K-LOCs, two of which (5.4%) have an estimated loss.
Excluding the K-LOCs with estimated losses, the transaction's WA KLTV is 113.5%, compared to 114.1% at last review and 108.0% at securitization. The WA KDSC is 1.27x, in line with last review and compared to 1.32x at securitization.
